that used to be an art supply store. Nice BIG windows. I'm sure many of the local artists in town are waiting to see what will pop up there. That, and the guitar stores nearby could generate a good intitial buzz for you.
They started construction work creating offices, and then stopped very suddenly. Rumor was they didn't have permits and stuff. I'd research what happened.
Oh, i'd also suggest a good selection of collectable (vintage too, maybe) toys. Anime and cult movies for sale, would be great too!
