If most people commute to city by path or ferry, why is there a parking problem here??

The people who have enough money to pay $1,800 for a share or $500,000 for a brownstone also happen to have enough for an SUV or two. No one is going to voluntarily give up his or her car if he/she can afford one. Plus, there are, of course, people who live here and work elsewhere in NJ. Not everyone works in Manhattan and takes the ferry.

Most people I know in Hoboken can somehow afford to keep a car even though all of them commute into the city. My boyfriend and I can't be bothered to keep a car - he gave up his lease and I sold mine because we just don't need a car that often. It would be more convenient to have a car but we really didn't want the added expense of paying to park a car and the upkeep of a car to use it only once in a while...unfortunately neither of us can afford a summer share anywhere :)
